The Gardener's Cottage - Access Statement

The Gardener’s Cottage is a detached house in the village of Llangoedmor, 1 mile from the market town of Cardigan. We have tried to provide as much information as possible in this statement. If you have any queries do telephone (07970 635202) or email ( We look forward to welcoming you.

There are regular bus services to Cardigan from Aberystwyth (North) and Carmarthen (South). Carmarthen or Aberystwyth are the train stations which you would use if coming by train depending on your starting location. Arrival and Car Parking Facilities

There is off-road parking for 3 cars on a gravel drive at the front of the house.

Main Entrance

The house can be entered through any of 5 doors.
Front door – There are 3 steps of 130mm height x 1800mm wide down to the front door which is 1340mm wide. The threshold is 55mm
Utility room door –760mm wide and the threshold is 55mm
Walking around the side of the property, through a gate of 850mm
Downstairs bedroom French doors 1550mm wide with a threshold of 70mm
Lounge Bi-fold door open to 2900mm and has a threshold of 70mm
Back door – 890mm wide and has a threshold of 70mm

There are 5 outside lights so there is good illumination the whole way around the cottage

NB – Throughout the house
There is underfloor heating except for the upstairs bedroom which has a radiator. There are thermostats that control the temperature throughout the house.
The windows are double glazed and lockable.


The flooring is slate flagstones which are rustically uneven. There is a single pendant light for this area. There is an old church pew, a plant on a side table.


The lounge can be accessed from the Hall through double doors (1680mm doorway, 20mm threshold) and then on to the Downstairs bedroom (800mm wide and 20mm threshold) and ensuite.
The furniture is movable – there is 2 x 3 seater sofas and 2 armchairs, a matching footstool and coffee table. There is also a nest of tables and a sideboard.

There is a large (50”) flat screen smart TV (Freeview), DVD player (both with remote controls), a Bluetooth speaker, and lots of books located in the large TV cabinet/bookshelf.

A log burner is located in the corner of the lounge with a companion set log basket and heat resistant glove. The lounge is lit with 2 pendant lights and 2 lamps located on the sideboard. Mains connected smoke and carbon dioxide alarms are fitted.

The telephone and router are located in the lounge

The windows have shutters that can be opened fully for the bi-fold doors.

The Downstairs bedroom

The bedroom (800mm door) has a super king-size bed, 2 bed side tables, built in wardrobe and a winged chair. It has 2 bed side lamps and one central pendant light.

There are French doors opening to the garden terrace. These have shutters

The en-suite (door is 800mm) – The level wet shower has a 650mm opening. The height of toilet to seat is 460mm and the height of the basin is 930mm. There is a heated towel rail, a lighted mirror, 3 downlighters and an extraction fan.

Kitchen/dining area

From the hall is level but the flooring is slightly uneven being slate flagstones there is a 1050mm opening between the hall and kitchen

There are a range of units on three of the walls that include fridge, freezer, range with induction hob grill and 2 ovens, dishwasher, sink (mixer tap), bins and storage. The work surface for these is 920mm high. There are cupboards higher than work surface height – 1270mm to the underside of the wall units.

The kitchen is lit with 10 downlighters and a light in the extraction unit over the range cooker.

The furniture is moveable and consists of a rectangular table with 5 chairs and a bench

The stairs are located in the kitchen and there is an under stair storage cupboard on left (door 670mm wide x 1600mm high). There is a mains connected heat sensor.

Utility room

Fitted with a removable stair gate
This accessed by 2 steps 230mm high and deep) and an opening of 840mm.

It has a sink, washing machine and a separate tumble dryer (condenser) built into the integrated units with a work surface height of 960mm. There is storage at both floor height and at wall cupboards (1320mm from the floor to the bottom of the cupboard). There is an extractor fan and is lit by a pendant light.

The boiler cupboard (820mm wide x 1960mm high) which has storage above the main door is located here. The main fusebox is located in the boiler cupboard at a height of 1280mm as well as the central heating controls

Downstairs Bathroom

The door is 820mm wide. Washbasin height is 920mm, toilet height seat is 460mm. there is a shower over the bath – the height of the bath is 590mm It is lit by 3 down-lighter and has a built in mirror light and extraction

There is a very large airing cupboard with further storage above.

Main staircase

The staircase has 12 steps (180mm high x 760mm wide) taking a 90-degree bend to the left at the top. It is lit by a pendant light and there are 3 motion-activated lights on the stairs. Leading to

The Upstairs bedroom

The bedroom (750mm door) has a super king-size bed, 2 bed side tables with bedside lights, a built-in wardrobe and a further table with stool. There is also a winged armchair as well as a 2 seater settee which doubles as a sofa bed. There is a remote-controlled smart TV (Freeview) on the wall along with a mirror. There are 2 pendant lights. The 2 windows have blackout blinds.


There is raised lawns and gravel drive edged with slate. There is a hot and cold outside dog shower, twin power point and an EV charging point. There is an outside tap to the way to the back gate and the key safe.


Leaving by the back door there is an outdoor kitchen, (Gas BBQ, Wood fired Pizza Oven). This has a gravel path to the Potting shed

Along the length of the cottage is a terrace

A glass-topped metal dining table with 4 rattan chairs is provided as well as a rattan 2 seater sofa 2 chairs and coffee table. There is a removable pole for the hammock and bird feeding stations and bird box complete with camera which can be viewed on the lounge TV

There is 2 steps down (1250mm wide x 200mm high) to a potting shed. These steps can be slippery when wet please be careful The potting shed houses a comfortable sofa, 43” TV and various units which contain games and activities. There are also 2 outside bean bags.

There is locked access gate to the walled garden.

There are 2 5 bar gates which have been dog-proofed ensuring an enclosed garden. These gates access an adjacent field and a composting/bonfire area for the main house.

The garden is laid mostly to lawn but has beautiful views of fields and woodland to St Cynllo Church.
